The contract is for a term of one year, so the terms are rather 
important, in that we can't pack up and leave unless Peer1 is in 
material breach (and we don't breach first).  So, although we do have a 
strong argument for waiver, and Woody has basically assured us that they 
will not ask for proof of insurance, the term is somewhat more onerous 
in that in addition to A and B in my previous email, if there is no 
waiver, then they could require us to get insurance at any point for the 
rest of the term.

I still think we should go ahead.  If Peer1 works out well, then most 
likely at the end of the term (or earlier) we will want to move into a 
bigger cabinet, and then we may have the leverage we need to get them to 
remove the offending term from the contract.
